We have honed our Calgary design and construction process. Each stage is outlined briefly below. As a custom design-build company, there will be variations depending on project size and complexity. What’s noted on this page will give you a general idea of expectations, but all custom projects will have variations within these steps.

Discovery Phase
When you first reach out to KHD Homes, a KHD team member will connect with you to set up a discovery call (or you can schedule it when convenient for you using this Calendly link).
During our initial discovery call, we gather information about your family and your project, discuss your dreams for your home, and establish if your project fits with KHD Homes.
If everyone feels we are a fit, you will move on to a second, more detailed discussion to answer any final questions before we prepare a design proposal and enter into a design agreement or new home build agreement.

During these meetings, you will select materials, and we will finalize your designs in preparation for pricing.
Our industry connections and expertise give us access to a wide range of materials that are not always shown in supplier showrooms.
We factor budget, durability, lifestyle, occupants, and return on investment into every residential project.

KHD Homes is a design-focused, licensed, prepaid general contractor. Unless a client selects a design-only service, we are the general contractor and construction manager on projects designed by our dedicated design team.
Each project is its own precious gem that will have the right team selected to meet its unique requirements. We have longstanding relationships with our trades who are covered by WCB and appropriate insurance. These trusted trades are invited to bid on projects according to skillset and previous experience in a thing we call “Trades Day.”
Trades day, whether new build or renovation, is an iterative process that may require refinement over time as the design develops, but they do differ from renovation to new build. It is at this time that we ascertain the general availability of trades to complete this project. The order of trade involvement is paramount to project timelines, budget management and overall success.
After trades give KHD Homes your estimates and quotes on our design options, we enter the data into our construction software (CoConstruct by Buildertrend) to create a comprehensive and accurate budget.

We invite you to the KHD Homes studio, where the detailed budget is reviewed with you. During this Budget review meeting, we will discuss your project’s specific costs and scope options.
The itemized budget allows you to select what will bring the most value to you without losing sight of your goals for your home.

This allows you to plan for decluttering your home, storing your items, and finding a place to stay (if applicable).
From site protection and demolition to inspections and approvals, and the last finishing item, the KHD Homes construction team treats your project with the utmost care. Our site supervisors and project coordinators manage every aspect to maintain our excellent standards and to ensure we finish your project right on schedule.
